1. Registering with Pembertons
At Pembertons, we feel it is absolutely essential that our negotiators fully understand your requirements, with this in mind, it is important that we have as much information as possible in order for us to find your ideal home.

2. Starting your search
Once we fully understand your requirements, our negotiators will compile a comprehensive list of all properties that suit your criteria. Using the latest technology these details can be posted, e-mailed or sent straight to your mobile phone.

All property details can be accessed 24 hours a day from our live website, alternatively please pop in to one of our offices where some one will be on hand to deal with your search.

3. Arranging your Mortgage
It is always advisable to arrange your mortgage at the earliest opportunity, this will speed up the buying process and save unnecessary delays further on down the line.

4. Viewings
At Pembertons we understand that your time is valuable. Viewings can be conducted during office hours, our offices our open Monday to Friday 9am-7pm, Saturday 10am-4pm and Sunday 10am-1pm. We are also able to arrange pre-booked viewings out of these hours for your convenience.

5. Making an offer
Once you have found your ideal property, we will proceed to put your offer forward both verbally and in writing to the vendor. Usually negotiations will take place between the buyer and the seller, once these have successfully concluded a deal has been agreed.

6. Sale Agreed
Once a sale has been agreed Pembertons will proceed to issue the necessary information to both the buyer and seller and their respective lawyers. At this point you need to instruct your solicitor to proceed with the purchase of your chosen property. This is also the point at which you notify your mortgage broker that you have found somewhere to purchase. Pembertons will contact your mortgage broker in order to book a survey of the property and to initiate contact between your mortgage broker and your solicitor.

7. The Legal Process
The first step in the legal process is for the seller's solicitor to prepare a draft contract and supporting paperwork.
This is then sent to your solicitor in order for them to raise initial enquiries and apply for a both a land registry and local authority search. The local authority search will reveal any planning consents in respect of the property and any potential local issues, e.g. the building of a school or community centre in the local area. Once a survey has been booked, it will be carried out by a surveyor on behalf of the lender to advise the lender on both value and the structural condition of the property. Once all the enquiries have been answered, a draft contract will be sent to your solicitor for approval. At this point your formal mortgage offer should have been received by your lawyer, once this has been signed, you are almost ready to exchange contracts. Once the draft contract has been approved and the mortgage offer signed, you need to put your solicitor "in funds" (placing the deposit, usually 10% of the purchase price in your solicitors client account). All that's left now is to sign the contract and instruct your solicitor to proceed with an exchange of contracts. Completion, congratulations you have successfully purchased your home all that's left now is to pick up your keys and moving in present from Pembertons.
